As the Construction Estimator & Procurement Specialist, you will play a pivotal role in ensuring the financial and operational success of our custom home projects. You will be responsible for preparing accurate cost estimates, managing procurement, and coordinating with our project team to optimize budgets and timelines. This role is perfect for a seasoned professional who has experience in both estimating and procurement within the residential construction industry.


Key Responsibilities:

  • Thoroughly review project plans, blueprints, and specifications to understand the full scope of work required, including materials, labor, and timelines.
  • Identify potential challenges and opportunities within the project design that may affect cost, schedule, or quality.
  • Accurately quantify all necessary materials and labor for residential construction projects, ensuring nothing is overlooked.
  • Utilize industry-standard tools and software to perform precise measurements and calculations.
  • Develop detailed and accurate cost estimates for labor, materials, and equipment needed for new builds, renovations, and additions.
  • Factor in market conditions, pricing trends, and potential risks to ensure competitive and realistic pricing.
  • Solicit and analyze quotes from subcontractors, suppliers, and vendors for materials, services, and equipment.
  • Compare bids not only on price but also on quality, reliability, and delivery timelines.
  • Lead negotiations with subcontractors and suppliers to secure the best possible pricing, delivery schedules, and contract terms.
  • Ensure all agreements align with project budgets and timelines, minimizing risk and maximizing value.
  • Issue purchase orders, track deliveries, and manage inventory to ensure materials and equipment are available on-site when needed.
  • Work closely with the project team to adjust procurement strategies as project needs evolve.
  • Continuously track and report on project budgets, identifying variances and implementing corrective actions as needed.
  • Keep meticulous records of all cost estimates, procurement activities, and related correspondence.
  • Ensure all documentation is organized and accessible for reporting, analysis, and auditing purposes.
  • Act as the liaison between project managers, site superintendents, and the procurement team to ensure clear communication and alignment on project goals.
  • Participate in pre-bid meetings, site visits, and client negotiations to provide expert input on cost and procurement matters.
  • Continuously monitor changes in construction costs, material availability, and procurement best practices.
  • Implement new strategies and tools to enhance estimating accuracy and procurement efficiency.

Qualifications:

  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field is strongly preferred, though extensive relevant experience may be considered in lieu of a degree.
  • A minimum of 5 years of experience as a Construction Estimator and/or Procurement Specialist, with a strong focus on residential construction.
  • Expertise in construction estimating software (e.g., Bluebeam, PlanSwift, Xactimate) and procurement management tools (e.g., Procore).
  • Advanced proficiency in Microsoft Office Suite (Excel, Word, Outlook) and experience with project management software such as BuilderTrend.
  • Exceptional analytical abilities to accurately calculate costs, quantities, and pricing with attention to detail.
  • Strong mathematical skills to perform complex calculations quickly and accurately.
  • Excellent negotiation skills to secure favorable terms with subcontractors and suppliers.
  • Outstanding verbal and written communication skills, with the ability to convey complex information clearly and persuasively.
  • In-depth understanding of construction methods, materials, building codes, and procurement practices specific to residential construction.
  • Familiarity with the local construction market, including key suppliers, subcontractors, and cost trends.
  • Ability to manage multiple projects, deadlines, and priorities in a fast-paced environment.
  • Highly organized with a systematic approach to managing documents, emails, and procurement activities.
  • Strong problem-solving skills with the ability to anticipate issues and develop effective solutions.
  • A positive attitude and the ability to handle adversity with a focus on finding solutions.
  • A valid driver's license and reliable transportation are required.
